We’re currently seeking solution-oriented people of all kinds to join us in creating community in a beautiful and abundant rural setting. Membership is available at a variety of levels, and residency is available for members and non-members. We especially seek individuals and families with skills and/or interest in permaculture, food production, animal husbandry, building, healing arts and homesteading.
The land, common house, accessory buildings and infrastructure are owned by Polcum, LLC. Members own interest in the Company. Community life and development are governed by the active membership. We make most decisions by consensus.
Purchasing a Membership Interest in Polcum Springs is an investment in a way of life and a vision for the future, not in California real estate. No profit upon sale of a Membership interest should be expected.
Our buy in and buy out prices are designed to meet four goals: support the financial well being of the Company over the individual; provide value for the cost of membership; encourage long term involvement and residency; and allow an exit without financial penalty to the departing member.
MEMBERSHIP APPLICATION PROCESS
FIRST STEP: Attend an Open House (see Events page for dates)
SECOND STEP: Complete and submit a Prospective Member Questionaire
THIRD STEP: Attend open house and/or event (associated fees)
FOURTH STEP: Submit Proposal
FIFTH STEP: Interview
SIXTH STEP: Credit History review (can be retrieved from Federal Trade Comission Website)
SEVENTH STEP: Personal Reference Check
EIGHTH STEP: If approved, $1,000 non-refundable deposit to initiate trial period
CIRCLES OF INVOLVEMENT
There are many ways to be involved with the community at Polcum Springs: Membership, Seasonal Membership, Friends of Polcum Springs, and Non-Member Renters. Involvement at Polcum Springs is designed to be flexible. Membership “upgrades” are available to those who want to be more invested as time goes on. As our relationships grow, we hope that Friends and Timeshare owners consider becoming members of our company – Polcum, LLC.
We appreciate contributions that further the vision and goals of Polcum, LLC, and we are grateful to the people that spend time with us on the land. In addition to the circles of involvement, outlined below, the members invite proposals to accommodate individual needs, wishes and dreams. Please use this information as a guide to become more familiar with the many ways to be a part of our community and our vision.
MEMBERSHIP OPTIONS
Members actively manage the business of the Company as specified in our Operating Agreement. Active members pay dues to the Operating Fund and the Capital Improvement Fund and contribute significant amounts of time and energy to forward the company’s business. Members have an equal share in the Company and its assets. Polcum, LLC currently has 4 full members and 2 seasonal members. We seek a total of 8 – 12 full time members. The total amount of members is based on ecological carrying capacity and our plan for building out the Village at Polcum Springs.
Full Members:

May be granted “active” or “inactive” status, per the Polcum, LLC Operating Agreement;

Have full access to and use of the land and all Company facilities, including the common house and its auxiliary buildings;

Are entitled to a building site lease or other agreement, to build and live in a privately held dwelling within the design guidelines of the Company;

May host house guests and visitors;

Are encouraged to live year-round at Polcum Springs, or to otherwise contribute to residency on the land;

Have voting rights on all matters affecting the Company, including approving new members; and
-
May attend workshops “at cost” that are hosted at Polcum Springs.
SEASONAL MEMBERSHIP
Seasonal membership is a form of limited membership at Polcum Springs. Seasonal members share our values and vision and support the long-term goals of Polcum, LLC. They contribute to the richness of the community at Polcum Springs by sharing meals, work parties, celebrations and daily life when they are staying on the land. Seasonal members are encouraged to enjoy community life for up to 3 months of each year. Polcum, LLC seeks a total of 4 - 8 seasonal members. Seasonal members own a quarter share interest in the Company.
Seasonal Members:

Vote in some Company matters, as specified in our Operating Agreement, including a voice in approving new seasonal members,

Are invited to attend the annual membership meeting,

May schedule and reserve any Company accommodations and facilities available, which may include tent sites, rooms in the common house, rustic retreat cabins, or rental facilities, for a maximum of twelve (12) weeks per year. Seasonal members may arrange with the Active Membership to invite guests. Guests may stay for up to one (1) week in Company facilities; extended stays may be arranged in other facilities such as private cabins, the teepee, or tent sites.

Pay dues into the Company Operating Fund and Capital Fund at an amount proportional to their membership interest (25%).

Receive a 25% discount on workshops at Polcum Springs.

May choose to pay their membership fee in lump sum, annually, semi-annually, or monthly.
FRIENDS OF POLCUM SPRINGS (Non-members)
Friends are the “extended family” of the community at Polcum Springs. Although they have no ownership interest in the Company and do not reside at Polcum Springs, our Friends are supporters who have a strong connection to the purpose, values and development of the community at Polcum Springs. Friends participate by attending work parties, or providing special services, skills or expertise valued by the Company.
Friends:

May visit by arrangement with Active Membership and have access to Company facilities pending availability and scheduling;

Have an advisory voice at the annual Members Meeting;

Are invited to work parties and celebrations.
NON-MEMBER RENTERS
Various facilities at Polcum Springs may be made available for month-to-month rental, with a work/trade option. Renters who are not Members are non-voting and do not attend Membership meetings, although they may be asked for input. Renters may participate in the day-to-day life of the community with consent of the membership.
